Defining Goals & Timelines
First, we’ll get to know you and your goals for selling your home, your desired profit and your ideal timelines for the sale and moving dates. If we’re working together to find you a new home, we can discuss your wants and needs for that home, as well.
Home Assessment &
Pricing Strategy
We will conduct an assessment of your home to determine its value in the current and ever-changing market, researching comparable and recently sold homes in the area, and provide guidance on the all-important list price.
Staging & Photography
Then, we will help prepare your home for sale by advising on proper staging and other necessary improvements that will increase its appeal and value and taking professional photos for the listing. Listing Your Home
Working backwards from your desired move-out date, we will time the listing of your home accordingly to match your ideal timeline. The list date is important as we want to quickly attract as many potential buyers as possible. We are mindful of Holidays, seasons, and other factors that may effect the attraction of buyers.
Marketing Your Home
Our marketing efforts will variety in approach depending on your type of home and the likely persona of the potential buyer. Marketing methods could include online listings, direct marketing, or open houses.
Managing Showings
We will manage and facilitate the scheduling of showings and potential buyer inquiries. We will be mindful of bulk scheduling showings when possible so you can more easily manage your time away from your home during showings.
03 Offers & Closing
Fielding Offers
When you receive an offer or multiple offers, we will present them to you in the order they are received. We will clearly explain each offer to ensure you understand fully all the terms and conditions of the potential buyer’s offer.
Negotiation
Now is the time for the delicate dance of offer negotiation, potentially negotiating one or several offers. With your best interest always top of mind, we will advise the best negotiation tactics based on their offer and your goals.
Accepted Offer & Closing Details
When you have accepted an offer, we will notify the other agent or buyer. Next comes the paperwork — we’ll walk you through all of it! We’ll also work to draft all the dates and deadlines for closing and move out.
