Is Now a Good Time to Buy Real Estate?

Real estate is far less complex than what the media makes it look like. Interest rates are always in flux, and will always be in flux. Real estate will almost always appreciate in value and provide you with wealth. There is in my opinion, never a bad time to purchase real estate. There is however bad ways to go about it. And this is why we are here to guide you through the endless maize of confusion and false news.

You might have seen this from social media: “In 1971, the interest rate for a mortgage was 7.33%. If you waited for interest rates to go down, you wouldn’t have purchased a home until 1993. You would have rented for 22 years waiting for rates to go down, meanwhile the value of real estate quadrupled. Marry the house, date the rate.”

That statement is so true. Many home buyers and home sellers are waiting for the rates to lower, but we want you to consider the following idea. The inventory is low, less buyers in the market to compete with and sellers had to drop the exuberant listing prices. Purchasing at 7.5% with the ability to re-finance for free for the next 5 years, not having to compete with any other offers and not overpaying for homes. Doesn’t those 3 things sound amazing?

Here’s what happened in 2022: multiple offers on properties you had to compete with, overbidding between the range of $40,000-$80,000 (which is hard, if not impossible to recoup) and waiving important contingencies (which should not have taken place). Comparing that scenario with the current, which is better? You bet! The first scenario of course.
